TenantsTo assist you quickly and professionally we have a procedure that is designed to make sure that you get the property that you want. IMPORTANT Read the following information carefully as it will mean the difference between getting the property that you want, in the time that you want it.
NB. It is normally good practice to complete this form while offering. It speeds up the process and shows a great sign of commitment to the Landlord and thus increases your chances of success.

IMPORTANT NOTES Holding deposit This is a common procedure that shows that you have serious intent to let the property. The holding deposit is £150 for every property. Do not worry, this deposit is returned to you if the Landlord eventually decides to change his/her mind. However it is not returned to you if, a) your references are unsatisfactory or, b) you decide to withdraw from the transaction at a later stage. Should everything be satisfactory the deposit will later form a part of your first months rent. Reserving the property Your property will not be taken off the market with us (or other agents the Landlord may be using) until your application form and a holding deposit is returned to us. By delaying the return you will endanger the offer and may find that someone else takes your property. Fees Referencing fees cost £55 per tenant / guarantor, (this needs to also be paid at the same time as your holding deposit). Administration charges £95 per let. This is used to cover the costs of drawing up the tenancy and inventory. Security deposit Normally one months rent. This is required to be held against damage or loss incurred. |
